21 Aug Energy Efficiency Certificates
When buying, selling or renting a property, one of the most important and mandatory documents is the Energy Efficiency Certificate. Although it may seem like a simple formality, this certificate provides valuable information about a property’s energy consumption and its environmental impact.
At Aragon Constructores, we explain what it is, what it’s for, who needs it, and how it can affect your home or renovation project.
What is an Energy Efficiency Certificate?
The Energy Efficiency Certificate (EEC) is an official document that assesses a property’s energy performance and rates it using an energy label, similar to those found on household appliances. This label ranges from A (most efficient and lowest consumption) to G (least efficient and highest consumption).
It also includes recommendations for improving the property’s energy efficiency, which can help lower your bills and reduce your environmental footprint.
Is it mandatory?
Yes. Since 2013, the certificate has been legally required in Spain for any property being sold or rented, whether it’s new or second-hand. It is also required for public buildings and for major renovation or refurbishment projects.
What information does Energy Efficiency Certificates include?
The certificate provides:
- Annual energy consumption (electricity, gas, etc.)
- CO₂ emissions from the property
- Energy rating displayed with a colour and letter scale
- Recommended improvements: thermal insulation, heating/cooling systems, window types, etc.
- Technical data about the property: size, orientation, materials, etc.
Who can issue it?
Only a qualified technician, such as an architect, engineer or building surveyor, is authorised to issue the certificate after carrying out an on-site inspection and analysing the data with specialised software.
At Aragón Constructores, our team includes professionals who can manage this process as part of your integrated renovation project.
What are the benefits of a good energy rating?
- Lower energy bills: an energy-efficient home consumes less, saving you money on electricity, heating and cooling.
- Increased property value: a high energy rating makes your home more attractive to buyers and renters.
- Thermal and acoustic comfort: well-insulated homes offer a more comfortable indoor environment.
- Environmental responsibility: reducing consumption and emissions contributes to a more sustainable lifestyle.
Are you renovating your home?
If you’re planning to renovate your home or flat, it’s the perfect time to improve its energy performance. Upgrading windows, improving insulation, updating your HVAC system, or switching to LED lighting can all make a difference and help you achieve a better energy rating.
